What can a brand new 18 year old real estate agent do to build up a good steady client base?? |
ANYTHING is acceptable with me as long as its legal. if its unethical that is fine. even if that means looking in the obituaries for clients. but what are good ways to build up a steady flow of clients? Okay I dont know why that made me start laughing. You might really want to find a mentor. I started doing mortgages when I was 19. people would look at me and say right. Plus I looked young. I could pass for 15. Its not the easiest thing to do. This is what I did, I was going to a University at the time. I hit all the dorms, looked for wedding announcements. Graduation lists. On and On. I did it because when they got out of school, school counted as their employment. Even an associates. I was getting all kinds of loans. It could work the same with you, they had to buy a house for me to give them a loan. Plus I was their age they could relate. Years later im still doing their loans. Their parents loans, their friends loans. It was good for me to start there. I remember the first file I took. The new couple said do you know what you are doing? I said nope. I said my boss does though. I still did their loan. They got a divorce and I still do both of their mortgages. Also I used this alot. Find 2 guys or 2 girls living together in an apt. Sell them a house. Their parents love the idea that they are building equity over 4 years. You just need 1 parent on board and they all rent from her. She lives there free. That was an easy sale. I did those all the time. Okay keep thinking im sure you will think of something. Remember if it works once, it will work 1000 times. If you have not been working with another agent for 6 months to a year do so. As with anything else, there's no quick way to do this. Everything starts slow and all real estate agents get referrals. You might want to work within a team at the beginning so the more experienced agents would send a referral or two your way when they are busy. The other new thing to try is to go to housing forums and offer advice. Eventually, let them know that you are a real estate agent (without trying to promote yourself) and keep offering advice. If they trust you, they will contact you. |
