What type of Unique Selling Proposition should I have as a Real Estate Agent?



Also known as Unique Selling Point. Looking for something that I can actually perform on.

Oh, if you aren't sure what a USP is, don't bother answering :)

A Unique Selling Proposition answers the client's question, "What's in it for me?"

It is actually the clients you serve who determine your services, and what Unique Service you should offer to them.

You need to research, and analyze (with the help of your broker) the 10 services most important to the client. The client is thinking, "What is this agent specifically going to do for me during the buying or selling process to meet my needs?" Buyers and Sellers use a real estate professional because they want representation, and they don't want problems of completing the sale themselves.

--Buying the client's home if it doesn't sell, is one proposal used to eliminate the client's fears of having to move by a certain date. You probably could offer this, if you followed the formula of other companies. They usually only buy property which "qualifies", that is property in excellent condition which they purchase at a discount. If you can't take possession of the property yourself, you can certainly have real estate investors ready to do this.
Some other fear eliminating services:
--Offering referrals to home inspection companies
--Offering referrals to home fix-up companies, & handy man services.
--Offering expert advice on curb appeal, interior design related to selling the home
--Offering expert contract presentation skills
--Mortgage prequalification and financial services

One of the most important concerns of the client is that you are available when they need you, and that you are doing everything possible for their benefit. You must communicate with them regularly with either good or bad news, and you must keep them informed of any progress, or stumbling blocks.

How about a Unique Selling Proposition that you give each client a cell phone number listed on a special client "Hot Line" card. This number is used only for clients calling you. You promise to either answer the call immediately, or return the call as a first priority.

What if you offered a Unique Open House program, with special advertising, and extra security, if you think it's feasible, such as a doorman, and/or inside security help.

How about offering a specific advertising program, showing the client ahead of time where their home can be seen.

Clients don't expect miracles, but if you can provide one with regard to their real estate needs, they would be very appreciative. Hard, honest work from their agent is what they really want. Do that and your Unique Selling Proposition will obvious. Your Unique Selling Proposition will be you. That's something no other real estate professional can offer.

PS: You absolutely CAN market for new clients. You should be looking for new clients constantly, even if you need to bring them to your broker, or your sponsor, or mentor.
Without more information about you, this is a tough one. But, one of the trends I have noticed in agents, is they're lack of wanting to work.

If you were willing to keep the sellers and buyers informed of evrerything that is going on, even when it's nothing, that would be a good USP.

If you had a way to target service as your point, where you don't stop until it's located or it's sold, you would be better than anyone else in your field. Too many agents just put a listing online, and they're done.

Hard work cannot be a USP as it is a very common thing everyone says that they r hard working. Most of the Real Estate Agents r too mechanical in there approach giving Human touch to ur appeal would be an attractive point. Like you can say i understand your needs.
