House buying advise - Seller Estate agent bullying me?



I need advice about a house buying situation where the sellers estate agent is making my life really uncomfortable.

I am concern with way this house sale is going. I feel that I am being bullied into buying house by the sellers Estate agent sales representative despite me being proactive.

I am being advised by the sellers鈥?representative on a continuous basis that the seller will pull out of the Sale. I was advised that if we cannot complete by the date in July then the Seller would pull out as the Husband is in France and wants to complete ASAP despite me explaining why its not possible politely. I feel intimated at times and it鈥檚 making me feel very uncomfortable.

We received forms from the seller where they left the section blank regarding servicing and guarantees. I was advised by the sellers rep. that it鈥檚 normal not to have homes serviced. I felt that I am being accused of being to picky.

This is a high pressure sale. It is a tactic used by Estate Agents to ensure the sale goes through and they get their commission.
I would complain about this Estate Agent to the ombudsman that governs estate agents. I can't think who they are for the minute, but I have done it and got very good results.

you are buying -you are in the driving seat - you call the shots. make this clear and if you are not happy simply pull out
It could be that they are deliberately making things impossible for you in the hope that you will pull out of buying the property and therefore they can put the property back on the market at a higher price. OR They have had a higher offer and if you pull out, then they can put the house back on the market. (It may be that my mind is working overtime, but it seems there is an ulterior motive for making things difficult.)
Have you had the survey done, not ever buying a property myself I'm not sure what it includes, but you need to have heating systems checked yearly, if they had rented the property out this is a law (I previously worked for British Gas). If you feel like they are bullying you state clearly the sale will not proceed until these checks are done and pull out of the sale if you have to.

It sounds as if you are being leant on by the selling agent. The ball is in your court. If your questions are not being answered satisfactorily, get your solicitor to write to the vendors, then everthing will be legal. Do not be browbeaten, it's your money they are after, and it is too hard earned for you to ignore all these warning signs. I have moved many times, so I can appreciate your problem. Another house will come along. I always think these things are meant to be. Good luck
