Anyone broke a residential lease in canberra recently?


i only moved to canberra in january and signed a 12mth lease for a townhouse.

i have now purchased a property and wish to break my lease in about a month or so.
friends tell me that real estate agents here can cause a lot of grief and that there can be a lot of hidden costs etc.

does anyone know the procedure or have any advice.. i am planning to speak to my agent next week but want to have as much info before i start the conversations..
