This is my situation: I had a doublewide home for the past 14 years on land I own. Eleven years ago (with building permits) I built a very nice 1 bedroom cottage onto my home. I built it for my mother. Although it was attached (because this was the only legal way to build it on the property due to zoning laws, because of the size of the property) it had all seperate entrances, etc. Years later, my mother passed away and I have used the cottage as a rental since then. It is approximately 460 sq.ft. with a kitchen, bedroom, bathroom and livingroom. Then two years ago I went through a divorce. Long story short, I sold the modular home (it was moved off the property) yet the cottage remained. I have continued to rent it out. Recently a zoning inspector visited me and told me that due to of the size of the stucture, it can not be used as a single family dwelling/apartment and suggested I set up a zoning appeals hearing. I am at a loss of what steps to take. Any inexpensive suggestions?
